Emergency Repairs

GUIDE FOR AN EMERGENCY REPAIR

If you have been affected by any of the following, it is an Emergency Repair:

  • a burst water service or a serious water service leak
  • a blocked or broken toilet
  • a serious roof leak
  • a gas leak
  • a dangerous electrical fault
  • flooding or serious flood damage
  • serious storm, fire or impact damage
  • a failure or breakdown of the gas, electricity or water supply
  • a failure or breakdown of an essential service or appliance on the property for hot water, cooking or heating
  • a fault or damage that makes the property unsafe or insecure
  • a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant
  • a serious fault in a staircase, lift or other common area of the property that unduly inconveniences a tenant in gaining access to, or using, the property.

WARNING: If you are experiencing an issue that is not in the emergency repair list about and you call a tradesperson, then you may be liable for any costs associated with the tradesperson coming to the property after-hours. If you are experiencing an issue that is not listed above, please contact your property manager via email and they will attend to it and respond on the next business day.

What to do next if you have an Emergency Repair to report:

Step 1: If you or anyone else's life is in danger, please call 000 (112 from a Mobile Phone) immediately. If not, then;
Step 2: Call our Head of Property Management on 0413 204 798. If you do not get a response within 30 minutes, then;
Step 3: Call one of the nominated repairs on your General Tenancy Agreement or one of the authorised repairs below:
